Kimpton Hotel Theta, managed by Highgate, has made its debut in New York City.
Set in the nexus of Hell’s Kitchen and Times Square, the reimagined 364-room lifestyle hotel that was completely redesigned to blend its modernism roots with high design that evokes a sense of serenity within one of New York City’s busiest neighborhoods.

Inspired by the Theta brainwaves that are most present in moments of self-reflection, meditation and internal focus, the Theta name is also derived from the eighth letter of the Greek alphabet, a perfect tie to the hotel’s 8th Avenue location.
The new design celebrates its existing architecture by Morris Lapidus, the architect synonymous with the iconic buildings found throughout Miami Beach. Overseen by LUCID, Highgate’s in-house design and construction studio, and designed by Brooklyn-based multidisciplinary design firm, CRÈME/Jun Aizaki Architecture & Design, the reimagination of the spaces feature asymmetric details, gentle layering and rich textures. Art and history are intertwined throughout to develop an approachable and inviting gathering place where culture and community connect.
Complementing Lapidus’ work, the new living room lobby features Isamu Noguchi-inspired sculptural forms that act as portals between spaces. A mix of seating creates a collaborative communal area as well as intimate nooks filled with art, books and botanical design to provide a cozy, residential-like feel. Guestrooms and suites, oversized for New York City standards, feature warm wood tones and soothing color accents as well as curated playlists designed to evoke serenity.
In-room amenities include bespoke Atelier Bloem bath products, Kassatex linen robes and complimentary yoga mats upon request.
Located in the lobby, Café Otto welcomes guests via its “coffee window” for those both on-the-go and looking to settle in slowly to start the day. At the window, guests can grab coffee from local roaster Afficionado Coffee Roasters and freshly brewed tea—both complimentary for hotel guests between 6 a.m.-9 a.m.—as well as morning pastries before heading out for the day or sitting in the living room lobby to catch up on news, a good book, or with friends.
Throughout the day, guests can also visit the marketplace to stock up on artisanal provisions or shop for curated gifts.
In early 2024, Kimpton Hotel Theta will welcome Bar Sprezzatura, a rooftop restaurant in partnership with TableOne Hospitality inspired by the relaxed elegance of the Italian Riviera. Founded in San Francisco, this will be Bar Sprezzatura’s second location and first on the East Coast.
