Boutique hoteliers explore new frontiers at 2025 BLLA Owners Conference

Independent hotel owners and industry leaders gathered in Los Angeles for the 2025 Boutique Hotel Owners Conference, hosted by the Boutique & Luxury Lodging Association (BLLA), to exchange ideas on navigating change, reimagining guest experiences and driving growth through creativity and connection.

Guided by the theme Terra Incognita—Latin for “unknown land”—the two-day event encouraged participants to push beyond traditional models and embrace new opportunities in an evolving marketplace.

“Terra Incognita is about courage and the willingness to lead our industry into spaces not yet defined,” said Frances Kiradjian, founder/CEO, BLLA. “Boutique hotel owners are explorers by nature, charting their own course rather than following one that’s already been mapped.”

BLLA Partner/COO Ariela Kiradjian said the theme reflected the boutique sector’s defining mindset, adding, “Terra Incognita speaks to the fearless spirit of boutique hospitality—a movement defined by creativity and conviction. Every owner and operator who joins us is helping redraw the map of what hospitality can be.”

Panels and roundtable discussions focused on adapting to shifting guest expectations, aligning brand and operations, and balancing purpose with profitability. Sessions addressed topics such as guest-facing technology, regenerative hospitality and the role of food and beverage in shaping experiences. Key themes included “Conscious Capital,” “The Architecture of Emotion” and “Why Guest Tech is the New Revenue Stream.”

Interactive sessions invited hoteliers to share personal stories of building independent brands, while curated networking opportunities fostered collaboration and idea exchange.

Marking its 16th anniversary, BLLA used the conference to reflect on the evolution of the boutique hospitality movement and reaffirm its focus on fostering innovation, authenticity and community among independent hotel owners.
