Alchemy Real Estate Advisors arranged the sale of the Hampton Inn Ft. Wayne-Southwest and Residence Inn Southwest in Fort Wayne, IN, on behalf of an institutional owner.
The buyer is a prominent private owner and developer in the Midwest with a sizable regional hospitality footprint, the company reports. The investor will retain the Hampton Inn and Residence Inn brands and plans to complete sizable PIPs to elevate the guest experience and reposition the hotels for long-term growth.
The hotels are situated along West Jefferson Boulevard. The location affords strong visibility, convenient regional access and proximity to a mix of medical, corporate and retail demand drivers, reinforcing the properties’ appeal to both business and leisure travelers, according to the company.
“This transaction underscores our ability to circumnavigate the current transaction environment and deliver strong outcomes for our clients amidst continued market volatility,” said Bennett Webster, principal/founder, Alchemy. “We ran a highly competitive process where we were able to secure strong pricing and a significant non-refundable deposit at contract execution.”
The company ran a traditional, broadly marketed process that generated a strong response from the investment community. The selected buyer differentiated itself by offering the surety of execution and a prior history of like-minded acquisitions. This included a significant non-refundable deposit at contract execution. Terms of the transaction were not disclosed.
