Outrigger Hospitality Group has launched a $100-million transformation of Outrigger Waikiki Beach Resort, a project that will reimagine the company’s flagship property while preserving the cultural heritage, surf legacy and sense of place that have defined the resort for decades.
Located directly on the sands where Duke Kahanamoku first shared surfing with the world, and on the historic site of the original Outrigger Canoe Club, the resort holds a special place not only in Waikiki’s history, but also in Outrigger’s own story. The renovation is designed to elevate the property’s position in the barefoot-luxury segment while creating a deeper connection between guests and the destination.
“This stretch of Waikiki is both culturally significant and foundational to Outrigger’s identity,” said Jeff Wagoner, president/CEO, Outrigger Hospitality Group. “Our role is to steward this iconic resort with care while thoughtfully evolving the experience to meet the expectations of today’s traveler.”

For Wagoner, it represents more than a physical upgrade. “This investment reflects a clear direction for the company—advancing our position in barefoot luxury, grounded in place, culture and connection, while continuing to lead the market and inspire lasting guest loyalty,” he said.
A central inspiration behind the redesign is ʻĀpuakēhau Stream, a historic waterway that once connected the Koʻolau Mountains to the Waikiki shoreline. Design elements throughout the resort will reflect the movement and flow of the stream, helping tell the story of the land and its connection to the ocean.
“As we began planning the transformation, we looked to the stream as an important part of the area’s history and identity,” Wagoner explained. “Its connection between the mountains and the ocean inspired the overall flow of the arrival experience and public spaces.”
He added, “Our goal was to create a guest experience that feels deeply rooted in place while honoring the land, water and living history that has shaped Waikiki for generations.”
The transformation was developed in collaboration with local artists, designers and cultural practitioners, including DTL – a Hawaiian Strategy Studio, PowerStrip Studio and WCIT Architecture. Their influence can be seen throughout the property, from the arrival sequence to the materials, artwork and storytelling woven into the guest experience.
“By involving local voices throughout the design process, we’re creating an experience that honors the history and culture of Waikiki while helping guests develop a deeper connection to this special place,” said Wagoner.

One of the most visible enhancements will be the reimagined Voyager 47 Club Lounge, which has been expanded to nearly three times its previous size.
“The expansion allows us to significantly enhance one of our most important guest offerings while taking full advantage of the property’s unparalleled location directly on Waikiki Beach,” Wagoner said. “The new lounge reflects our broader vision for the resort, advancing our position in barefoot luxury while delivering experiences that are distinctly connected to Waikiki, its culture and its sense of place.”
Guestrooms are also being completely redesigned, with inspiration drawn from the ocean, surf culture and the character of Waikiki.
Importantly, the resort will remain open throughout construction. Signature venues, including Duke’s Waikiki, Hula Grill and Blue Note Hawaiʻi, will continue to operate, ensuring that guests and residents can still enjoy the experiences that have long defined the property.
“Outrigger Waikiki Beach Resort has long been a gathering place for visitors and residents alike, and it was important for us to preserve that connection throughout the transformation,” Wagoner said.
The phased redevelopment is underway, with redesigned guestrooms expected to debut in the third quarter and the broader transformation targeted for completion later in the year. For Wagoner, the project reflects both confidence in Waikiki and a commitment to the future.
“This $100-million investment represents one of the most significant transformations in the resort’s history,” he said. “Our goal is to ensure this property continues to set the standard for authentic Hawaii hospitality.”
