Four Hotels in the Works for IHG

INTERNATIONAL REPORT—IHG has four new projects underway, including two under the Holiday Inn Express brand and two Kimptons in Mexico.

IHG Breaks Ground on Holiday Inn Express in Washington, DC
A groundbreaking was recently held for a Holiday Inn Express hotel in downtown Washington, DC.

Scheduled to open in Q4 2020, the 247-room hotel will be owned by Washington, DC-based developer Habte Sequar with Lima Hotels LLC. Urgo Hotels & Resorts will manage the new property.

The 14-story hotel will be a few blocks from the Mount Vernon Triangle Metro station and the Walter E. Washington Convention Center. The property sits within the Mount Vernon Triangle neighborhood, 17 blocks of mixed-use development, which includes restaurants, shops, high-rise condominiums, apartments and 1.8 million square feet of office space. The hotel will include a business center, fitness center, on-site parking and 1,500 sq. ft. of meeting space.

Holiday Inn Express & Suites Coming to Australia’s Sunshine Coast
Australian hotel investment and development company Pro-Invest will open a Holiday Inn Express & Suites Sunshine Coast in Maroochydore Town Centre in 2020, following the purchase of a prime site in Maroochydore and lodgement of a development application with Economic Development Queensland for a new select-service upper-midscale hotel.

The 167-room hotel will be located in the new Maroochydore CBD, which is set to become the commercial and administrative hub of the rapidly growing Sunshine Coast region.

Pro-Invest has a master development agreement with IHG to develop and operate the Holiday Inn Express brand in Australia and New Zealand under franchise. Holiday Inn Express & Suites Sunshine Coast will be the company’s sixth in the pipeline for the brand, adding to the four already open in Adelaide, Sydney Macquarie Park, Newcastle, and Pro-Invest’s other Queensland property, Holiday Inn Express Brisbane Central, which opened in 2017.

The nine-story Holiday Inn Express & Suites is planned to have 167 rooms, a swimming pool, bar and dining venue, conference and function facilities, and ground-level retail.

Kimpton to Debut Two Properties in Mexico City
Kimpton Hotels & Restaurants will unveil its first properties in Mexico in 2020 with the opening of two high-end boutique hotels in the upscale neighborhood of Polanco in Mexico City.

Both projects are deemed adaptive-reuse, and are owned owned by ZKC, a real estate investment fund specializing in Mexico City real estate developments. ZKC is developing the hotels in partnership with VineTower Development LLC (development manager), Ambrosi Etchegaray (architect) and Arquitectura de Interiores (interior designer). The hotels will have select room counts: one with 32 guestrooms and the other with 48 guestrooms. Both hotels will offer a signature restaurant and rooftop bar. Additional amenities will include Kimpton signatures such as complimentary bikes, yoga mats in every guestroom, morning coffee and tea, and a nightly hosted social hour.
