Cherko Fusco Realty brokers two hotel transactions

Cherko Fusco Realty has brokered the sale of two hotels on the East Coast: the Portland Sheraton at Sable Oaks, a 226-key full-service property in South Portland, ME, and the Aloft Fort Lauderdale Airport, a 138-key, newly constructed lifestyle hotel in Fort Lauderdale, FL.

The company exclusively represented the seller, Lullaby LLC, an affiliate of Schott Management, in the disposition of the Portland Sheraton. The buyer is Sable Oaks Hotel LLC, an affiliate of Colwen Hotels.

This transaction marks Cherko Fusco Realty’s second hotel sale in the Portland, ME, market in recent weeks, following the closing of the Holiday Inn Express Portland – Sable Oaks, also on behalf of a Schott Management affiliate.

Built in 1988, the Sheraton sits on 10 acres and features 226 guestrooms and 12,330 sq. ft. of meeting and event space. The property benefits from its proximity to Portland International Jetport, I-95, the Maine Mall and downtown Portland.

“Executing two full-scale hotel transactions in the same submarket in today’s environment is no small feat,” said Bryce Cherko, principal, Cherko Fusco Realty. “The capital markets for hospitality remain disciplined and highly selective. These deals required strategic positioning, relentless buyer engagement, and hands-on oversight from start to finish. Our team worked through complex diligence, financing scrutiny and shifting underwriting standards to deliver certainty and a successful outcome for our client.”

He continued, “Closing our second Portland transaction in such a short timeframe speaks to both the strength of the market and the strength of our platform. We are not simply listing properties—we are advising, structuring and quarterbacking transactions at a high level. As we continue expanding into new markets, our focus remains the same: institutional-quality execution, disciplined marketing strategies and delivering measurable results for owners.”

For the Aloft Fort Lauderdale Airport transaction, the company exclusively represented the buyer, Hotels of FLL LLC, an affiliate of MHG Hotels. The seller was FLL Hospitality LLP.

This marks Cherko Fusco Realty’s third hospitality transaction in Florida in recent months, following the successful closing of the SpringHill Suites at Tampa International Airport.

Built in 2023, the 12-story aloft features 138 guestrooms and an array of amenities, including landscaped green space, a third-floor restaurant, rooftop pool and rooftop bar. The hotel benefits from its strategic location near Fort Lauderdale-Hollywood International Airport, Port Everglades cruise port, downtown Fort Lauderdale and Fort Lauderdale Beach.

“Getting this deal closed required persistence, creativity, and constant engagement from start to finish,” said Cherko. “The hotel was a high-quality, newly built asset, but it had not yet achieved stabilized performance. In today’s environment—where lenders are cautious and buyers are underwriting aggressively—transactions like this demand hands-on execution and disciplined positioning. Our team worked relentlessly to structure a deal that made sense for both parties and brought it across the finish line.”

He added, “MHG Hotels is exactly the type of buyer you want stepping into an asset like this. They are a family-run organization that has been strategically expanding its footprint in South Florida. Their hands-on management approach, operational discipline and long-term outlook position them to unlock the full potential of this property. They recognized the opportunity to acquire a well-built hotel in a premier location at a basis below replacement cost and execute their proven playbook.”
