Across the U.S., Hotel Projects Are Underway

NATIONAL REPORT—Hotels are setting roots across the nation. Recent developments are shaping up in U.S. cities and markets:

NexPoint Selects IHG as Operator for New Hotel at Cityplace Tower
NexPoint Advisors, an alternative investment adviser and affiliate of Dallas-based asset management firm Highland Capital Management, has plans to establish an InterContinental Hotels & Resorts-branded luxury property within Cityplace Tower, a 42-story office building in Uptown, Dallas. NexPoint, which acquired the building in August 2018, selected IHG as the hotel operator. The 223-key hotel will occupy eight of the building’s 42 floors and will contain a food and beverage option, a terrace, outdoor pool, fitness center and business center. The hotel is expected to open in early 2022. Cityplace Tower is managed by NexBank Realty Advisors, which will oversee the renovations. Avison Young represents the building as its leasing agent.

NewcrestImage Breaks Ground on AC Hotel in Phoenix
Dallas-based NewcrestImage broke ground on a 199-room, 13-floor AC Hotel by Marriott in downtown Phoenix that is a joint venture with Las Vegas-based LaPour Partners. The hotel, scheduled to open in early 2021, is located at Arizona Center, a mixed-use site that has shopping, entertainment, dining and office space. The AC Hotel will have 3,400 sq. ft. of meeting space, food and beverage options, a fitness center, library and business center. Collaborating with NewcrestImage and LaPour Partners on the project are Phoenix-based Layton Construction as contractor; Axis GFA Architecture & Design in Los Angeles as architect; and Design Duncan Miller Ullman in Dallas as interior designer.

McKibbon Breaks Ground on Two Extended-Stay Hotels
Tampa, FL-headquartered McKibbon Hospitality and Georgia-based McKibbon Places have broke ground on two new extended-stay hotels: Hyatt House Tampa Airport Westshore, located in Westshore’s Avion Park, and Hyatt House Orlando Airport, located in Orlando, FL’s Gateway Village. Base4, of Boca Raton, FL, is the architect for both the Hyatt House Tampa Airport Westshore and the Hyatt House Orlando Airport. The development arm of these projects, McKibbon Places, has selected Kellogg & Kimsey, based in Sarasota, FL, as the general contractor, and both hotels will be managed by Tampa, FL-based McKibbon Hospitality. Hyatt House Tampa Airport Westshore will have 145 rooms and will neighbor McKibbon Hospitality’s corporate headquarters. The property will have an outdoor event deck and pool, 4,600 sq. ft. of meeting space and food and beverage options. Hyatt House Orlando Airport will include 156 rooms and suites. Located in Orlando’s Gateway Village—close to Orlando International Airport—the Hyatt House Orlando property joins two additional McKibbon Hospitality-managed properties: Hampton Inn & Suites and Homewood Suites Orlando Airport. The property will have an event deck and pool, 2,400 sq. ft. of meeting space and food and beverage outlets.

The Pizzuti Companies Tops Out Hotel in Nashville, TN
The Pizzuti Companies and its general contractor, Brasfield & Gorrie, held a topping out ceremony at The Joseph Nashville, a Luxury Collection Hotel in Nashville, TN’s SoBro neighborhood. The property will have 297 guestrooms, a spa, a fitness center, a pool and food and beverage options. In addition, there will be 18,000 sq. ft. of meeting and event space. Brasfield & Gorrie began construction in June 2018 and the project is expected to be completed in fall 2020. In addition to Brasfield & Gorrie, Pizzuti’s Nashville hotel project team includes Arquitectonica; Elness Swenson Graham Architects; ArquitectonicaGEO; and INC Architecture & Design.

Microtel Inn & Suites by Wyndham Hotel to Open in Gambrills, MD
Maryland Hotel Partners have revealed a new development, Microtel Inn & Suites by Wyndham hotel in Gambrills, MD. The property is to be managed by Aimbridge Hospitality. Located at Waugh Chapel Towne Center, the 79-room hotel will have an indoor heated pool and will offer guests queen singles, double-queen and queen suite accommodations. The hotel will also include a business center and a fitness center. The Microtel Inn & Suites by Wyndham of Gambrills, MD will open in July 2020 and is expected to add more than 25 jobs to the Gambrills community.

JV Celebrates Omni Viking Lakes Hotel in Eagan, MN
MV Eagan Ventures, with partners Ecolab Inc.; the Davis Family of Cambria; Viking Lakes Hotel Physician Partners; and Omni Hotels & Resorts has revealed design and construction updates of the new Omni Viking Lakes Hotel. More than 35 Minnesota companies have already worked on the project and nearly 14% of the work is being performed by veterans, women and minorities. When complete, Omni Viking Lakes Hotel will include 356,000 sq. ft. of space, or approximately six football fields, and is set to open in October 2020. Construction is being led by MN Development Company LLC, in collaboration with Minnesota-based firm Kraus Anderson. Architecture and interior design were conceptualized by ESG Architecture & Design. The hotel is a substantial piece of the Viking Lakes mixed-use development, a “Live, Work, Play” destination easily accessible from downtowns Minneapolis and St. Paul, the Mall of America and MSP International Airport.
