A new chapter

Chapter House, a historic inn with origins dating back to 1716, officially debuts April 1 in Yarmouth Port, Cape Cod following an extensive renovation. The charming 21-room inn sits on two acres of beautifully manicured lawn and seamlessly blends the warmth and character of a traditional quaint New England inn with the upscale amenities and bespoke services of a contemporary hotel.

“Chapter House is our second restorative project on Cape Cod—the main goal with our properties is to create and share an authentic and relaxing Cape experience for our guests,” said Phil Baxter, owner/principal, Baxter Hospitality. “Chapter House’s design really pulls from this idea, creating relaxing guestrooms with design inspired by the coast and with views of the property’s gardens and Cape sunsets as a focal point. The colors are light to make the Inn feel warmer in the winter months. Like our other Cape property, Sesuit Harbor House, a huge part of the Chapter House design is the landscaping, with lots of local perennials. We want the guests to really enjoy the outdoor spaces. Being a Cape-based family hospitality group, one of our biggest hopes is to share our love of the destination with our guests and that drives a majority of our design, working to create a welcoming and home away from home environment.”

Evoking the look and feel of a New England home, Chapter House consists of the Main House and the Carriage House, together totaling 21 guestrooms and suites. The Main House offers architectural details of a traditional three-story Victorian mansion complete with a four-season porch. Upon entering guests are greeted by an inviting lobby beautifully restored with original details and specially curated artwork throughout. Upstairs are bright guestrooms with thoughtful design details reflective of the coastal destination, all offering gorgeous views of the inn’s gardens or sunsets. Steps from the Main House is the Carriage House, another charming building with guestrooms designed to evoke a classic Cape Cod beach feel, offering a warm residential setting. A unique bonus for visitors looking to book group vacations the Deluxe Queen guestrooms in the Main House and Superior King rooms in the Carriage House can be connected with private entrances.

“Being a restorative project, Chapter House represents a lot of history for the Cape and pays homage to the fact that the Chapter House is one of the most important buildings in Yarmouth,” Baxter said. “The entire inn still consists of the original structure with modern upgrades, representing classic New England architecture with a Main House, Carriage House and wrap-around porch. Our design works to honor that time period, as well as the location with locally inspired artwork and upgrades to the original architecture. The inn has a very historic background, being built in 1716 it has served as both a family home and revolutionary war hospital before making the transition to beloved Cape inn. Located on Old Kings Highway, the inn amplifies its historic presence while also being in a convenient location for guests to enjoy beaches, restaurants and other local Cape towns.”

Chapter House boasts an authentic Cape Cod experience, allowing guests to enjoy the property while also exploring all the Cape has to offer. The Main House lobby includes a specialty cocktail bar serving inventive twists on classic cocktails, along with a selection of beer and wine. The cocktail bar is host to nightly cocktail hours and serves night caps by the outdoor firepit. The inn’s sprawling lawn is host to outdoor seating areas for guests to relax or join in friendly competitions with various lawn games. The 10,000-sq.-ft. event lawn is ideal for celebrations and weddings, with full buyout options available at both Chapter House and its sister property, Sesuit Harbor House, with the added ability to buyout both for large gatherings.

“A fun fact about the property is that part of the structure was boated over from Nantucket in the 1800s to add an additional room to the home. Additionally, The Carriage House was built in 1690,” Baxter noted.

Chapter House is Baxter Hospitality’s second renovation project on Cape Cod. The group also owns and operates Sesuit Harbor House just a 10-minute drive from the new hotel.
