A Heartland renovation

The Marriott Kansas City Overland Park is currently undergoing a $16-million renovation with the property’s location in the heartland of the U.S. as its design theme.

“A heartland is more than just a physical center of a place,” said Carolyn Wells Maples, senior designer, HVSDESIGN. “It has a beat, a sense of identity and a welcome mat big enough to take in all corners. Like pathways, the design of Marriott Kansas City Overland Park connects the local heartlands’ diverse landscapes, warm and hardy people, history-rich attractions and modern innovations.”

The renovations include updates to all guestrooms, public spaces including the lobby, expanded fitness center, relocated and expanded concierge lounge, meeting spaces and a new restaurant and bar.

Every guestroom will feature either one or two king beds, making it the only hotel in the area with double kings. Guestrooms will also include all new luxury vinyl tile flooring, drapes, wall coverings, furniture and 55-in. televisions. The majority of the new guestroom bathrooms have been converted from tubs to showers with a new, opulent lighted vanity mirror. Additional upgrades include a brand-new, high-speed internet infrastructure.

Zephyr Kitchen & Bar, a vibrant new gathering place for Overland Park, will be integrated into the Marriott, showcasing innovative local fare, craft cocktails and an exciting new wine list. The 24-hour fitness center is doubling in size to 1,500-sq.-ft. and will feature floor-to-ceiling windows and all-new weight training and cardio equipment, including four new Peloton bikes.

All meeting spaces, including the 10,000-sq-ft. ballroom, are being updated with new flooring, wallcoverings, lights and contemporary chandeliers. The lobby and front desk areas are also being updated with new flooring and will feature a modern and inviting design.

The hotel’s relocated concierge lounge will triple in size and become a flagship Marriott M Club experience, the hotel’s largest, most luxurious and most convenient 24/7 lounge offered to Marriott Bonvoy members.

“From textured finishes and warm wood tones to modern digital art, we challenged ourselves with finding a robust expression of those crossroads,” said Wells Maples. “While not all guests will travel the same path to this hotel, we hope that the ones who do can find a piece of themselves captured here in some way. Whether through embracing a feeling of comfort or the urge to explore the design details, we are excited to share the product of the collaborative work from all the teams bringing this project to life. We hope the result will be as special as the spirited Overland Park community we strived to capture.”

The Marriott Kansas City Overland Park was acquired in August 2019 by Wexford Lodging Advisors, a Columbus, OH-based hotel investment firm and Trinity Private Equity Group, a Southlake, TX-based alternative asset management firm. The Marriott Kansas City Overland Park is managed by Davidson Hospitality Group, a full-service hospitality management company.

The renovations are expected to be completed by November.
