Sonesta to build The James Hotel & Residences Downtown Miami

Sonesta International Hotels Corporation entered into an agreement with Mint Developers, in partnership with AD1, to build The James Hotel & Residences Downtown Miami, an $850-million development that is expected to open in January 2028.

The new 82-story tower, expected to be the tallest in the Miami skyline, will feature approximately 336 fully furnished and decorated residences inspired by top designers, a spa, private cabanas with plunge pools and unobstructed views of Miami, snow and rain rooms, restaurants including the highest elevation luxury bar and restaurant in the Americas and an exclusive four-story private club where members will also have access to the James Hotel in South Beach.

The planned façade of the tower is inspired by an interlaced bracelet, “seamlessly blending sophistication and artistry” into the structure’s architectural identity. The intertwining forms of the bracelet will be reflected in the building’s fluid lines and intricate exterior, symbolizing unity and strength while exuding a sense of luxury and refinement, according to developers.

Sales of the units are expected to begin in the second quarter of 2025 with an exclusive offer for the more than seven million Sonesta Travel Pass members.

Berman said the first round of funding is in place, and the developers expect the groundbreaking to be in Q1 2026. Sonesta is contributing key money to the project.
