Marriott Breaks Ground on New HQ

BETHESDA, MD—The Bernstein Companies and its joint venture partner, Boston Properties, broke ground on the future headquarters of Marriott International and its adjacent Marriott Hotel in downtown Bethesda, MD.

Marriott International Executive Chairman/Chairman of the Board J. W. Marriott Jr. opened the ceremony, followed by remarks from Marriott International President/CEO Arne Sorenson, Gov. Larry Hogan, Montgomery County Executive Isaiah “Ike” Leggett, The Bernstein Companies President/CEO Adam Bernstein and Boston Properties senior EVP Ray Ritchey.

The new office building will be a sustainable workplace offering state-of-the-art technology, modern amenities and transportation options, including the Bethesda Metro Station close by. With more than 785,000 sq. ft. of office space to support approximately 3,500 associates, the office building has been designed to LEED Gold standards, allowing natural light and opportunities for flexible, collaborative workspaces. The campus will also offer Marriott associates a child care center, fitness center and cafeteria.

The new Marriott Hotel will be a 244-key, full-service property with more than 8,000 sq. ft. of meeting and ballroom space. The hotel will also have a coffee shop, a rooftop bar and lounge and a restaurant.

The Bernstein Companies and Boston Properties own the land and jointly develop and own the office building, while The Bernstein Companies will develop and own the adjacent hotel. Marriott will manage both the office building and the hotel.
Demolition of the existing structures on the site began in June and construction is scheduled to begin in July. In early 2022, the Marriott Hotel is scheduled to open by mid-2022, Marriott associates are scheduled to move into the office building. Construction is scheduled to begin in July and is scheduled to last for three years.
